Method and Terms: The farm will be sold on an a price per acre basis, based on taxable acres. There will not be a survey done. Property will be sold as is and is not contingent upon buyers financing, appraisal, inspection or any other contingencies. at the close of the auction the successful bidder will enter into a written contract with the seller and pay 10% of the bid price as a non refundable payment, payable to Sullivan County Title, which will hold the money in escrow until closing.
The balance of the sale price will be due at closing of which will take place on. Title Insurance will be provided in full by the seller. The 2025 real estate taxes will be prorated to the date of closing. Full possession will be given at the time of closing to the buyer. The real estate sells with no tenancy or leases in place. This sale is subject to all easements, covenants, leases, and restrictions of record. Any announcements made auction day by Altiser Auction and Appraisal will take precedence over any previously printed materials or oral statements.
